Neighborhood
Located in the prestigious Pecan Grove Plantation (Section One) subdivision (not to be confused with The Grove), this
home is on a beautiful wooded lot with a number of mature native trees. With virtually no traffic on the street
other than your immediate neighbors, it is a quiet and secluded place to live.

Features
This home has three bedrooms and two full baths with a split floor plan that offers great privacy between the Master
bedroom and the other two bedrooms.
Neutral-colored Berber carpeting is throughout the living and bedroom areas, while ceramic tile is featured in the
entry, kitchen, dinette, and bath areas. All window coverings are included, with real wood blinds at the windows
and curtains at both French doors.
The large living area is complete with a cozy natural gas-burning fireplace, a built-in bookcase, a beautiful remote-controlled
ceiling fan and French doors leading to the covered patio.
As well, a second area is ideally suited to use as an study, living room, or dining room. This room is located
at the front of the house (if you look at the front of the house, the window in this room is just to the left of
the front door), so it has a great view of the front yard.
The kitchen area is light and bright. It features a stainless steel sink with a garden window. The matching
stainless steel stove has an easy-to-clean ceramic cook-top and self-cleaning oven. There is a second sink in the
bar area to the left of the stove, which is perfect for tending bar or just filling pots. There is also a wine rack above
the bar. The recently refinished cabinets bring warm, rich wood tones to the area.
The dinette area adjoins the kitchen. Looking at the front of the house, the dinette window is at the left.
There is a second widow that faces the driveway, so this room has a truly commanding view of everything in the front...honestly,
it is one of my favorite spaces in the house. Sunlight streams in the windows in the late evenings, creating a
wonderful ambience.
A full-sized indoor utility room adjoins the kitchen, providing ample space for full-sized washer and dryer, as well
as a freezer or wine refrigerator.
Like the den, the large master suite also has French doors that open onto the patio and a ceiling fan for those times
when you want a breeze. The master bath has a dressing area with sink, adjoining the master bath.
The front and middle bedrooms are also rather large, and both have nice windows as well as new ceiling fans.
Featured also is a fully finished attached two-car garage with automatic garage door opener.
Area Comparison
If you shop the lease homes in this area, we are confident that you will not find another home that is as beautifully
finished as this one. Great care was taken in the selection of warm, neutral colors, and the finish work throughout
the home is nothing short of excellent. We have walked through all of the other lease homes in this area, so we
know that they all have significant problems, such as drainage of the property, water leakage into the house and the
various mold, mildew, rot, and odor problems that go along with water being in places where it should not be.
Unlike many lease properties that you may have seen, we have taken great care to make this home a place that we would
enjoy living. We are proud of the results and if you are a person that values excellence, we would very much like
to have you as the resident of this home.
You may also be pleased to learn that we are including lawn maintenance in the lease price. Lawn service in
this area typically runs around $150.00 per month, so please keep that in mind when comparing lease rates in the neighborhood.
Lease Info
The lease rate is $1395.00 per month, with a one year lease. If you would like a longer lease, we will be happy
to discuss that option. If you need a shorter lease, we will entertain that as well, with the understanding that
the monthly rate would need to be higher. We require an application, and there is a $60.00 non-refundable
application fee. We also require a $1395.00 deposit, which is refundable, assuming that you leave the property
in the same fine condition that it will be when you move in. The property will be ready for immediate occupancy,
so we hope you will make it your home.
